What you can do to avoid unexpected additional Airbnb guests.

Has this ever happened to you?

When I received a booking from AirBnb for 2 people, the number was actually four (her husband, 15-year-old and 2-year-old). I’m afraid saying anything and get bad reviews.

 

Here is what could do you do.
Please spend a few minutes communicating with your guest.
After you recieve a booking.
 
Send This to Guest:
Hi xxxx,
 
Thank you for booking with xxxx. I see you have two guest register for your stay. We will have your accommodations setup for two. If your situation should change we need at least 5 day notice prior to check in. This listing can only accommodations up to xx guest per (city ordinance, hoa etc) Non register or guest above unit minimum may result in immediate cancelation of reservation without refund. 
 
If you have any questions please don’t hesitate to ask.
 
Then 7 days before reservation a little friend reminder. 
 Send This to Guest:
Hi, xxx your reservation is less then a week away we have you arriving on xxxxx at 3pm booked for two. 
Your check out is xxxx at 11Am.”
 
Now you’re are in the position to take action should you need to.
Remember we are in the hospitality business we should always try to accommodate.
